slow rm files (real player files)

i have some  anime  episodes anyway its .rm  640x480 and 250kbps

so when i play it on  real player it lagsat some parts as if im playng a game its crazy           all other media work perfectly execpt these files also i tried making resoultion smaller same thing     i think its gotta to do with the fatc its rm i have newest real player  also all my videos work fine so its theses new anime  files i got like 40 episodes all have same problem

if only this file lags then it may be a problem with the file.
Is it on a CD?

no all the files i got   from this site   

for inuyasha anime  also i noticed other filesay 225knps this one sais 300kbps butmy pc is fast  it shouldnt lag

look tell me some good rm-avi converter full version ok thnx
